UPDATE - After my post earlier today, I was contacted by Zach Lemaster with Rent to Retirement.

I am not sure the Tenant is so friendly, my property manager deals with them.If you have a PM, they should answer this question for you and handle the process.You should notify the PM and update your PM Agreement, W-9, banking information, etc.

I will still do that for keeping my records straight, but I'll try to work with the app a bit and see how easy it is to pull receipts etc.I thought an update was warranted because I really like the software and the PRICE.Eric

They are provided with contracts to use which are developed and vetted by real estate lawyers within each state and updated regularly to stay current with changing laws. 

If the property only needs light cosmetic updates, 3 months might be doable, but for more extensive renovations, it’s going to take longer.
