But, I actually stumbled into that after market testing different size houses in Chapel Hill and studying my data.Currently, I have three that I own, arbitrage two, and manage another one for a friend. 

I rented out the property to the prior owner for about 6 months at about $500 with my loan monthly payments being $300, my plan was to pay off the private loan with my personal money within a year and keep it to fix up and have as an rental, this after market value cost was about 130k and 200k if I took the whole property down and built a new home.

Tenant screening makes or brakes landlords because bad tenants can lead to those increased turnover costs like @Brian Davis mentioned. 

Probably one of the most SOUGHT after markets to get into but 99.9% of people just aren't allowed to purchase so i would imagine that get to investors.

Depending on how much time I have on my hands after marketing, I'll be looking into that.

He has missed appointments now because "his tire blew out, he needed brakes, it was raining, he fell asleep, he forgot, he had a bad day, he was backed up...the list goes on and on.
