I think hard money rates in the double digits is absurd for experienced investors.I just closed on a house while only putting 5% down; the HML funded 95% of the purchase price and 100% of the rehab (in reimbursement draws).

@Valerie Copeland there is a lot more to this, but the BP rules (2%, 50%, etc.) are completely pointless and are causing folks using these calculators to produce false financial pictures of properties.

Here is an example in the NC Bar disciplinary reports of what happens in NC when an attorney is caught "falsely indicating on the HUD-l Settlement Statements he created for real estate transactions that the borrowers in the transactions brought funds to closing when in fact the funds were provided by the seller."
