The lock off doors at Banyan probably play a big factor in the pricing of those units as they offer the ability to rent the units separately. 

I guess it depends on your risk tolerance and your ability to find a better deal than the one you already have with the equity you are pulling out.

Biggest thing IMO is getting close to the train station and have a high quality units that may not look attractive on paper the first few years but will have the ability to raise rents consistently long term. 

It can be stressful without contractor connections, but the potential returns and ability to quickly grow a portfolio can make it worthwhile.
