I got my undergrad degree in mechanical engineering  and worked in that field for 5 years before shifting to real estate full time. 

And the topic has been covered extensively here on BP so I don't want to rehash what others have already written.I will say, that if you're actually living in the property I think you can mitigate some of the downsides/risks because you'll constantly have eyes (yours) on the property and will know what the tenants are up to.It's always good if you can get parent co-signers, and also if you have a choice lean toward grad students over undergrad.

Despite my status as a student, I've worked all four years of undergrad and saved up a good chunk of money (over 10k). 

But I studied many - got an undergrad in emergency services management, perhaps impacted by my first quake memory.

I went to undergrad in the Midwest and that real estate SFH and MFH market has me like none other. 

With places4students.com, is the landlord able to filter for graduate students only or do you get a lot of undergrad students inquiries too?

Undergrads stay until they graduate unless they continue on to graduate school. 

I have mild experience from renting our properties in my tenure as an undergrad.

A step up would be the real estate specialized certificates offered by these same colleges.Next up on the food chain are undergrad degrees in real estate offered by legitimate colleges.
