Bonus points if you can find something with a convertible garage, basement unit, etc... that can be it's own separate unit.  

A potential issue I will point out is that I’m pretty sure you need to put into service the property in the year you purchased it, at least for bonus depreciation.

Rentals with 15- 20% net caps, appreciation is just a bonus.

Remember, cost segregation was a great benefit even when we didn't have bonus depreciation.

The huge bonus of this property was it was coming with all existing materials inside including, condensers, lumber, electrical wiring, as well as pex and PVC for the plumbing.
