In short, know that the HELOC option gets thrown around alot, and though it can definitely be an option, it tends to have a lot of hoops to jump through to access a relatively smaller pot of funds.

I remember enjoying great pot, hash, and some other stuff quite a bit.I no longer use, by my own choice, but I can appreciate the fact that such a habit will be hard to stop, cold turkey.So, it's time to pay for the sins.

I see some that do not want to pay rent now because they know that the free $ has moved to rent relief, so they have to stop paying their rent to get that pot of money...and for my renters they had a problem getting that rent relief because their salary and hours has actually increased over time, no COVID loss of income.

Be sure the net rental income covers any loans you have until you can pay back in full (another deed in hand) or you can refinance to hold itself.Now, again, this is my opinion and I am sure I will get bashed for it but I like a good safety net before plunging in deeper waters and leverage too much.Thanks John, I do agree with you that having a safety net is a good thing, and I'm certainly not in a hurry to leverage as much as possible like some other investors.
