Hi im new and a beginner in real estate investing, i too am learning how to use OPM, in your situation seems hard for you to meet or connect with other REIs and lenders, maybe you can try house hacking first by buying a multi unit property (2-4 units)you live in one unit, rent the others, and eventually you can earn cash flow to help pay your mortgage by charging rent to tenants, then u use your own equity to get your second property and so on.

I think some of the major benefit of the apartment trainers is just the networking B/C one the cost of the training and unless your a complete dreamer you understand you need money to buy apartments so there will be others that have means that you can mingle with.When your going to events full of beginners and those that had to put the program on their CC there is not a lot of capacity there to transact even when U learn things ..

On a home on Lofwood Lane in south Augusta, I never stopped to question why the prospective renter showed up to view the rental in a U-Haul with her family in tow.

What do u install? 

Get something that cash flows, you know u can get 4.5% return on your cash sitting on your couch so u gotta do better.

We bought a few things where it is located, ordered things through Minoan to be delivered directly, or stacked furniture in my garage, rented a U-Haul and took it down.

In my case, a crappy little $500.00 claim means it's simply not economical (unless the filling body has a s-e-r-i-o-u-s grudge and money to burn) to pursue.
