Edward think of it this way.If they are this hard to extract any information from in the early stages then that sets the tone for the whole transaction.When looking at larger commercial deals for clients we look at the property but also the professionalism of the sellers and the listing broker if any.

To me, title was a mystery (at the time).It wasn't until I paid an attorney to interpret a particular situation and discovered a way to profit from my having 'reversed engineered' an opportunity, understood what others did not, (and extracted a very substantial amount of equity) that I became very excited about the prospects studying title.
