Private lending is all over the map - could range from nearly being a bank underwrite to literally a handshake with your cousin Jim Bob.

Some of the sellers had previously listed their home on the MLS, some were facing preforeclosure, some were moving and didn't have enough equity to pay closing costs, some were.....Literally anyone could have made an offer on these homes, and many people did. 

myrtle beach is a great investment, although I would not personally invest in myrtle beach proper. we are in ocean lakes which is myrtle beach address but us literally on the road that separates myrtle and surfside.

I made my decision based on the fact that a) $5800 for a 90-day program was something I couldn't afford; b) $5800 for a 90-day program seemed VERY fishy/scam-y/pyramid-y to me; c) after scouring the internet for information, reviews, etc about the program, I found literally ZERO bad or less than 5-star reviews about it which - to me - is a massive red flag; no program, product or service is perfect, and the fact that they are making themselves appear as such really gave me a bad feeling about the program.

That property is literally screwed.The real answer to your questions is it depends on what is common and accepted in that area.

When I was active at the courthouse steps, there were literally 50x the cases filed now in 2024.

We have bought 4 foreclosures - 3 went great - the other one literally wreaked of cat urine so strong we had to wear respirators to walk into the house.  

Or do I have literally NO tax obligation from the sale?

I think there is like literally 1 title company that will insurance the title on a tax sale in Maryland.
