They can choose to leave and you can both sign an agreement to terminate the tenancy, or, you are going to file for eviction and it will probably wreck their credit.

I find that putting a utility cap in the lease agreement they sign and calling their attention to it really helps make them more aware that they'll have to pay for excess usage so, fortunately, I haven't had to actually bill anyone yet, but the language is there if I needed to.

You just need basic documentation, such as the NIF (Tax Identification Number) of your company if it’s already registered, and they usually take care of the rest.I recommend, Jesús, that before signing up for a virtual office, you first establish your company (SL) and officially register it.
