We all have to rent at some point, or stay longer in mom and dad’s home, as is common in many Asian and… Long Island cultures.

I am using the platform propstream to assist in my deal analysis, however in doing so I am confused as to why would a property be listed more than what it is actually valued at prior to a rehab being conducted. for example this property is listed for 70,000 but the arv is calculated at being 66,000 but the comps that i ran that sold within the last 6 months had purchase prices of 165,000/ 30,000 / 28,000 / 25,000. and the square footage of the comps are 1,500/ 1,494/ 1,218/ 1,424.

Hi Frederico and welcome to BP.The first question is whether there are multifamily dwellings that are rentals as they could in theory be all condos. In any case, there is a simple reason for why and it’s because Italy doesn’t have the real estate investing culture we have in North America so there’s no sufficient interest in that to have a portal. Also, one of the main things that makes multifamily lucrative in the US is the loan products that are available and they’re not available in Italy.

I ran into this recently with another client of ours, and while doable, the land leases definitely complicate things.

I ran my numbers and if the 2 units will rent as MTR with 8% vacancy (maybe too low), the CoC is pretty good.
