The standard wait time with Fannie Mae is 6-months for cash out, so look for a lender who offers delayed financing if you're going to complete your rehab in under 6 months.Best of luck!

Sometimes the wholesalers get the property from an agent and put in under contract, so you will see it on the MLS with under contract statusIn my area most of the cases the numbers don't work with properties from wholesalers coming from the MLS, because they have more competition to put them under contract, but as always there are exceptions

How can I know that if you have never wholesaled, purchased, closed, did rehab budgets, managed contractors, came in under budget, reacted well when contractors did not show up, marketed properties for sale, and again closed on the sale, that you will be able to do it for the first time and do it well?

when running comps on areas where I see homes I'm interesting in flipping I notice that in the past 3 or 6 months there might be good activity (several sales) but the mix of DOM is very wide.. there might be 3 homes that sold in under 45 days and then 4-5 that too over 180 days to sell.
