Jacopo, investing in U.S. real estate can be a smart move, but naturally, many investors have concerns.

That is the best track for agents who are veterans because you will understand more about buying when deployed and the transient nature of ownership if you are still in so this is smart.

I know CA has a lot of rules/laws but in FL to start out I would incorporate, get EIN, get banks set up and then you are in business.  

(b) A person selling or offering to sell an option or assigning or offering to assign an interest in a contract to purchase real property without disclosing the nature of that interest as provided by Subsection (a)(2) [to a potential buyer] is engaging in real estate brokerage.

What you will be required to do is register as a foreign entity in the state the property is in if it’s not the home state.I recommend speaking with an attorney and your cpa on if a LLC is even required and the state(s) to incorporate it in.
