Just want to mention that sometimes it works out better to raze an existing property down to like 2 studs and rebuild around it so that it still is classified as a remodel versus a complete new build. 

I would provide the capital and otherwise stay passive, but hopefully grab better profits than private lending?

Germantown has better cash flow potential but may require more hands-on management.

You are probably better off doing liability insurance on it.

If you are in tech, I feel like Raleigh-Durham has better opportunities than Charlotte though.

We are also wondering whether it would be better to try and find something located closer to Nashville within 5-15 minutes that may not be as nice of a home or property for our budget or find something that is around 20-30 minutes from Nashville in the White House Tn area, but a nicer home within our budget.
