I'm not chasing after her for buyers - there are plenty of buyers in the world who want good deals and an agent (me) who is worth their salt in honesty, transparency, and the work they say they'll put into partnering with them.  

I would specify in the lease that tenant is responsible for snow removal and de-icing of stairs and maybe provide a bucket of salt to them. 

Any information you get should be taken with an cinder block sized cube of salt. 

Obviously this is just my opinion so take it with a grain of salt but definitely look into it

Are there any flippers or landlords in the Salt Lake county in need of trash out, move in, move out , lawn care?

Aluminum windows will hold up the best to the salt environment of that area. 

Again, I like other markets like Raleigh, Austin, Salt Lake city, Vegas but when the numbers don't make sense; I don't want to waste my time.

I feel both the greater Reno and Salt Lake area have small plots of land that new modern awesome looking apartments could be built on.
