So, you cannot be the handyperson or hardware store delivery clerk for your IRA's flip transaction.Flipping is also something that is considered a trade or business activity, and if carried on at a regular or repeated basis the gains from such transactions are subject to taxation known as UBTI.

Require full transparency from the contractor regarding written deliverables, timelines and contingencies (including soft costs/ muni challenges) project management/subs/materials/delivery/warranty/installation challenges.

Don't pay anyone upfront2. price shop for all Finnish's3. talk about getting more projects to you subs so they give you a better price 4. make a home depot Lowe's etc account so they email you every receipt5. buy a dump trailer you'll dave a lot of $ in material delivery and dump costs
