I'm sure if you look within yourself you will see you are only lashing out because of some perceived deficiency with yourself.

If we do it the easy way, we won't go after deficiency judgements or report unpaid amounts to the IRS.

Goodmorning,How are Deficiency Judgments and the Mortgage Forgiveness Debt Relief Act effecting the amounting of short sales that are on the market and the deals that pertain to them with the sellers.

I am myself a strong proponent of value investment - pursuing assets that have operational inefficiencies, underperforming rents, physical deficiencies and can benefit from your value add strategy.

From an investing standpoint, the three circumstances I would renovate are if the bathroom is deficient (eg. rotting subfloor) or anachronistic (eg. pink 50's tile) or it would result in an increase in rent.

Until you obtain a judgement to collect on a deficiency you have nothing to collect.
