Paint, Interior, gutters, exterior paint, trim work, doors, fixtures, hardware, again all cosmetic. 

Last time the fed "raised rates," which was December 2015, what happened was this...Wall St lost their minds and went bonkers for two weeks, during which there was some good refinance day-trading to be had if that's your cup of tea. 

No rain showers - basic fixtures only. 

So this property needs some work (cosmetic, paint, updated fixtures, landscape, hip styling) and I can get a loan for it and pay for the rehab expenses out of pocket.

Also, if there's any chance you live in the Bay Area, let's go grab a cup of coffee (on me) and chat about Real Estate sometime, I would really like to learn about my new neighborhood.

If you are in a higher class area, putting in generic fixtures may cause the home sit on the market for a long time.

The rest of the house is mostly redo the kitchen, probably the bathrooms (may be able to save fixtures, but cabinets, flooring and shower tile need done), re-sand hardwood (hoping to salvage the wood by the leak?)
