If it is a working STR, that really plays no part in the sale of the property.

I had a vision that myself, my friends, and this contractor would from a team and we would have our parts to play.

Or can I get the Costco brand items?? 

I very much have a long term play and "don't care" about the cash flow immediately, but obviously I don't want them to negative.

I completely understand your point about pricing adjustments driving faster leases, but my experience has shown that other factors play a significant role in a rental's performance over time.For example, I own three rentals with very different dynamics:1. 

I don't think it's the end of the world @Jonathan Greene...if it still helps someone learn something new there is at least some positive.In my opinion, those trolls will get seen for who they really are in the long run, so it is just a short-term play...that I don't know is worth worrying much about.I'd rather someone say, "Here is a question we often get asked as a general contractor: how much does it cost to dig down a Chicago basement?  

If the home is 100 yrs old, I'm assuming it's a definite gut which is going to require new plumbing, electrical, heating, cosmetics.I spent about $140K reno on my multi family in the heights on NY ave and there were massive problems with it but it was a gut to 3 units & adding 2 bathrooms, 3 brand new kitchens 4 bathroom reno in total, all new flooring, sheetrock , insulation, framing, doors, electrical, plumbing, paint, parts of roof etc.

I’d recommend building relationships with agents and accountants familiar with these markets too—state-specific tax strategies could make a big difference in your bottom line.I’m excited to see how this plays out for you!
