Hi Tim,I am a realtor in the Cleveland market and anytime one of my listings doesn't sell I recommend a $5,000 price reduction every 2 weeks until the property sells.In your case, you might want to reduce it a little bit more because you want to sell before winter.

No restrictions or caps on supply, and I don't expect the City to revisit this anytime soon as it was about a 3 year discussion that I think council is happy to put in the rear view mirror. 

The parties can pay off the note for principal balance, late fees, penalties, back interest and legal fees any time before the actual foreclosure.  

You can switch your insurer at just about any time and they should refund any prepaid insurance back to you. 

In regards to an exit strategy the property is yours and you can sell at anytime but the financing is structured to where it's best to hold for at least 12 months.

ANYTIME you pay someone anything less than the market value of the goods you acquire you could say you are acting immorally.
