That's 10%, and for reference, half of that (5%) or even less is plenty for water drainage on soil away from a house  -- but when you're talking about sidewalk, realize that max ADA cross-slope is 2%.  

Any such disqualification could violate ADA.

Pet resistant carpet and underlay and sheet vinyl flooring.Proper doors, maybe ADA wide, even though its downstairs, just to feel bigger.Maybe wainscoting, with painted sheet rock above. 

I remember seeing an ad a while back on AirBnb for a treehouse type of thing that didn't have a bathroom, I can't remember what they did.
