Meanwhile, the day I filed the dispo, the tenant called to tell me the AC stopped working, I sent an AC company out, who had to go out multiple times and thought something seemed fishy, the $380 invoice had a note that during one service call a guy (who was not the tenant) climbed through a window to let the AC guy in.

So far so good except for the screeching African Grey (bird) that we had to evict.  

As long as adequate thought is put forth, any question is game...Bird's eye view here - I would find out how long he/she has owned some of these properties.

Their realtor can accompany them through the walk through with the understanding not to bother you while you're in the office working.

Which is why wholesaling is much more attractive because it requires no start up money. you cannot successfully wholesale as its taught by on line courses or gurus if you have no money.. the successful wholesalers be them licensed or not spend THOUSANDS upon THOUSANDS a month on lead generation.you could bird dog.. maybe with limited captial just gas and a phone and hope that you get paid. 

bird in hand is always best unless they doo doo in your hand :)  IE the lender is fibbing about the retirement check thingee...
