It does look like our instructor (I couldn't clearly make it out b/c I can't find an enhanced picture anywhere). 

They called the building Class B when I would call it solid C, maybe C-.

Grade B-C single family home. 

If you have a plan A and a plan B going in you are setting yourself up to fail right away because you have told your minds already it won't work so you won't put your all into plan A.

For A/B class tenants that may be ok most of the time, but many tenants are paycheck to paycheck especially in cash-flowing markets.

If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a Class A property in Class D area, what quality of tenant will you get?

.- We have busy but well paying jobs and don't like to spend time in building sweat equity (BRRR, flip), so will take a slightly low maintenance approach and buy relatively newer properties in B class neighborhoods and use property management for day-to-day operations.Goal:- To get to $10K/month net profits with real-estate (today's currency) in 15 years when we plan to retire.

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas. 

A good deal to you could be a bad deal for someone else, and visa versa.

I would advise the latter.Do not listen to Andrew B.
