So contrary to what I was told, this could just have a standard agreement like a sponsor setup with property management fees, waterfalls, etc.

There's a commercial hub with brewrries, restaurants, shops, recreation rentals, store, etc. plus its close to rivers. waterfalls, mountains.

So in real estate syndication the distribution is called a "waterfall".

Let's assume you invest in Spark Rental, then they turn around with their pool of capital and invest in a Rise48 deal (I have also not invested with Rise48, so don't know their waterfall).
