Yes you partner with them on the individual deal but you get the reps in to become better at watching a deal from start to finish. 

I'm hoping to learn from others on the forums, perhaps find some mentors, meet some people in person and watch them do the things I've only read about thus far, and grow my portfolio. 

I'd sit on my couch and watch the Elk coming down to the river, geese, deer.

@Kasey Hardt very interesting,  didn't realize this was a pattern but even I've got friends that are getting recruited to the area for medical device startups etc, so could be a very interesting trend to watch.

As you read these books, watch the BiggerPockets podcasts.

Watch out for any debt you had on your SFR.  

I suspect but dont know .. this has all the red flags of lenders to watch out for as in pump and dump due diligence schemes..
