Understanding the markets to avoid, what laws to watch out for and selecting the proper strategy that goes with property plays a huge part in this. 

If you have been watching the news lately, especially the financial markets, there have been a lot of sad faces on there.

I'm interested in hearing experiences on what companies or custodians work best, what pitfalls to watch out for, and any red flags during the process.

Something else to be aware of - if this is a flip and was completed quickly (less than 90 days), you will need to watch out for the flipping rules with FHA. 

My question is: between now and when I make that first investment, is there a limit or tax traps to watch out for in deducting expenses as I set up my entity structure, pay for software tools and research materials, and (most notably) travel to markets to do market research, meet with realtors, look at properties, etc.?

Have a close watch on weeds, and keep local farmers motivated to maintain land fertility and accelerate plant growth rate

Your fixed costs could be something like the following: $5k property tax, $2k insurance, $3k utility (including internet and TV), $2k landscaping (mowing, weeding), $2k or $3k maintenance (if you have a pool or hot tub).
