@Ryan Irwin Hey Ryan, That’s an impressive project, turning a nuisance property into a double flip is no small feat!

The exterior sets the tone for the house and is your first impression.

I was under the impression of 60 days as well.

However I tried Freedomsoft just to pull down cash buyer data to see where to market, and I was impressed by what they say it can do.  

Such a bad first impression if the buyer is standing there while the realtor is struggling to open the door.

The numbers don't make sense to me, based on their descriptions.The most dubious is "First page search impression rate"Airbnb defines it as the percentage of time your listing shows up in the top 10 results when a guest searches for a location/date.I have 30 listings in a market with 20,000+ homes available, and they all have a "First page search impression rate" of 40-60%. 

After we drafted a bare-bones plan that considered their timeline, target rents, and capital reserves, they honed in on a medium-sized complex managed by a local group.. from what I’ve heard, these guys had impressed other out-of-state buyers before and delivered on their promises.
