Perhaps my upbringing, or because I need to read a few more Napolean Hill books, much of real estate always felt a win for the investor, but not a win for the old lady.

Sounds like you should be able to really add to the discussions with the upbringing you had.   

The vast majority of my own family has reached where they are (most unsuccessful) based not on our common upbringing, but on the choices they've made in life. 

Holy smokes, some other kids can only remember being tossed around from one shelter to another.You may have grown up poor and white but that doesn't somehow mean in society the playing field is level or that some black kid never experienced/experiences hurdles or challenges simply due to his race and that you didnt/dont face despite your upbringing. 

@John Colin Rogers I am glad you are focusing on self improvement and bettering yourself but ANY complaint you make about your upbringing, status, skin color or any internal struggle that you may be having is a seed that you are planting- an excuse.

2) If I plan to 1 partner JV with me but end up bringing in 2 more partners, would I need to have multiple operating agreements prepared for the "what if"?

I ended up bringing in a few tons of dirt to change the grade and channel water away from the house.If the previous owners put sandbags up, then you may have a grade problem..
