I think its just understood in the industry that the buyers agent will include one with their offer. thats what we have seen on our new builds..

@Shiloh Lundahl Understood, but I wouldn't refer to buying and renovating $250k SFH's with hard money financing unconventional real estate investing.

If I had tried to scale my business before I understood what was required in hiring marketing expertise I would have made the same mistake as my friend of hiring a “generic” on line marketer and probably ended in failure.
