It essentially said I trusted them to give me 10%, which as is probably clear by now, they aren't really a trustworthy organization.

And when investing out of state, make sure to work with a local trustworthy professional who will have your best interest and understands your needs. 

Make sure your plans are engineered from someone reputable (don't trust the builder's guy unless you can verify their trustworthiness).
