A lot of people like to tout that private lending is this risk free business alternative to owning your own investment properties.

I remember seeing some new features and emails the past 2-3 months by Buildium touting the fact you can complete customizations to the financial reports you are running.As far as budgeting and forecasting - something I have not attempted to do however I would not be surprised if it is a possibility.  

This is encouraged, in many cases, as part of a high priced program touted by a guru. 

My experience on the forums is that everyone who touts a one-sized-fits-all system is (when you look at their profile) a paid teacher, coach, guru, etc.

I keep seeing folks touting these data centers.. keep in mind for the subs building them there is money but long term they employ very few people and do not have a big impact on RE or RE values long term.. just  saying..

I think a lot of content creators and gurus tout the importance of entity structure so that's probably why I'm so paranoid about it. 

It is interesting to see Monte Lee Wen's course touted on here...small world.

I am not a mortgage person but the "bait and switch" in the business is called "re-trading a loan".My contacts get this a lot.Some company touts they can do a rate for xx with little to no down.They collect a bunch of fees and then right about when closing they say something happened and have to move to a new higher rate.Don't believe the HYPE!!

Her question/posting was about the future and who to hire for future ones and about maintenance.For all your self-tout as a successful person, you don't pay attention to well do ya!?
