Note that active income isn't the same thing as non-passive income, it's lower bar that just requires that it's a business activity that isn't just entirely passive. 

If you’re paying off more than $1,500/mo I’d probably keep it barring any major upcoming capex. (3-5 years out so buyer wouldn’t automatically ask for it to be repaired at sale.)Good luck either way. 

Bar of entry for being a wholesaler is low and you can do your "own" rules.

It is a very low bar for you to meet, but keep in mind that is also the level of upkeep some S8 tenants might have in mind.

I'm in favor of a higher bar before posting but I think it's a minority position. 

I worked for a bar company and we went around grabbing beat up spaces and turning them into hot nightclubs.

They will be installing grab bars everywhere.
