If you're a wholesaler, dont risk your deposit, and don't waste our time (unless you have a sweet off market deal!)

I did a mix of hard money loan and 0% business credit cards.

It's a mix of single and two bedroom units.

Biscuit mix as well.

The sweet spot for us is sub 400k and we are looking mostly in NH, central MA and possibly RI for deals.

I've heard mixed opinions about wholesalers getting their broker license some say it's beneficial while others claim it's unnecessary or even limiting.. what's your take on it?

My answer is always a mix of: You’re overthinking it and work smarter, not harder.A lot of investors are sold on the idea that STRs are a passive income source—which, to an extent, they can be.
