The individuals I've met along the way that are really good at real estate are analytical, level headed, and disciplined.

Your story caught my eye...I started out studying architecture and quickly shifted to construction engineering as I was a bit more analytical than I was creative at the time. 

I see (and endorse) the analytical, structure-side of what you are saying, and ultimately, like I said before, I appreciate your post.

We had success in summerlin with insurance company paying .. over a 24 month period we had 3 tenants   fair market rent at the time was about 2200 or so non furnished.. we got 4100.00I did not like the turnover so I put it up as furnished rental and got 3500 and its going into its second year with a superb tenant. so seems like a happy medium for us.. 

According to AirDNA, the analytics broken down are a 60% occupancy with a gross revenue of $32,000.00 in my 1st year.

I've always found the folks that run these kind of investments to be superb communicators up until the instant they start having problems.  

Predictive analytics are only predictive.

Remington, I own properties in Athens and while the data/statistics/analytics might look great - there are many challenges with actual operations. 

This would be quite the analytical marvel to even effectively ESTIMATE this with any reasonable level of certainty/confidence (even for someone appropriately trained). 

I'd say that analytical result is "undefined" at this time.The PPR track record does speak for itself.
