Taxes, costs, eviction complexity, etc are going to be a much bigger factor in your success than anything else.

Distressed commercial properties often need significant capital and expertise to reposition successfully.

Plenty of STRs that perform just as good as the pool STRs because they have a great design, location, or other fun amenities that have less liability and headache.

Well worth it IMHO given poor performance of RTO/seller financed zillow listings. 

I recommend people only sell if (a) you can invest the capital in something that performs better, or (b) it aligns with your goals.

Successful BRRRRs are challenging enough to do local to you.  

I attended the RALA 3-day training in Phoenix and took a couple of online courses as well, and while I found these courses to be very valuable in helping get a clearer understanding of the space and what it might take to be successful, I eventually I found it most beneficial to bring in a partner/advisor who has built residential assisted living facilities here in Texas and has been running them successfully.

Four properties were existing STR's that had a permit 'transfer' and the other half were eligible properties that successfully launched with astounding success.

Having reasonable expectations, hiring a local professional (Realtor or PM), doing your research, and doing everything right (i.e. pro photos, professional design, good renovation, proper amenities and location, etc) are the keys to success in 2025.

Has anyone purchased the Lee Arnold System and used his pre-trained virtual assistants? I want to take the leap but I just would like to hear of some unbiased thoughts about his VA's.
