We focus on CapEX before beauty. as a realtor we understand selling or renting homes you have to make the home function, Roofing, windows, electrical and plumbing. after we address these we focused on beautify making sure the upgrades match the area and is forward thinking with color scheme, flooring, and flow.

Will put grey epoxy with "colored sprinkles" on the surface to help seal the concrete. 

I put the opinion "commissions have always been negotiable" in the same category as Henry Ford's famous statement of "you can have any color Ford you want, as long as it is black."

I was lucky enough to find a property just a few blocks from my TK purchase that was in excellent condition, fully tenanted with two units, passed the inspection with flying colors and is grossing close to the 2% rule.

So I read about it here first: https://www.capecoralbreeze.co...And then I went to check the future land use map here: https://capegis.maps.arcgis.co...and apparently I'm in the light-colored area that says SM: Single Family and Multi-Family (even tho the lot is currently zoned Single Family)So I'm trying this based on the principle that Planning is more likely to approve a special use permit if it aligns with future planned use. 

Neutral colors work well, and energy-efficient upgrades not only attract buyers but can also qualify for tax benefits.

I will also add that many independent travelers that do room rentals enjoy having their own fridge.To keep things kosher in shared spaces, my friend who runs PadSplit says every room comes with one colors or plates cups etc to ensure that guests are accountable for their own dishes.

The units all have tri-paint jobs with ceiling paint, a nice wall color and super-white glossy trim on everything else. 

Sad, as I am sure I would like the views and the area, but it makes perfect sense practically, financially, and legally.Just curious but what color is the sky in your world John?
