I know Virginia Beach is attractive but that average price for Alexandria strikes me as rather low.

If you go in swinging for the fences, don't be surprised if you strike out. 

Lease option though works for sure.. your leasing the property and you have a separate option agreement with a strike price.

However, as I said an investor could strike an honest deal anticipating that the property will sell for more than the taxes owed and be willing to gamble on that.

I like the idea...it's great to strike gold during the gold rush, but also, it ain't bad to sell picks and shovels either.

Eventually, you will see a property pop up that is an outlier in your favor, and you will be the only person who knows that market so well as to be able to strike quickly.The 1% rule had a value at one point, maybe as a screening tool, but it could never compete with the specialist who has done the reps.This is spot on. 

So learning how to take less time reviewing deals and striking them from the list quickly and for those that seem close, get to your price, offer it and let it be.I am a fan, personally, of offering my best and final right up front.

But forums being what they are sometimes they present opinions that are striking opposition...that should be applauded as accomplishment because all sides of an issue may get heard that way.M
