In general, I would say - do not get stuck on the house hacking concept just because it is talked about so much. 

Wall removal is better for sale usually for open concept, and sometimes for rentals, but if you want more occupancy (potential rent by room) removing walls restricts that.

That all is changing now, ever since Hilco Redevelopment Partners purchased the property in 2020, and received concept and development site plan approvals in 2022 and 2023.

Market your wholesale business as anyone would market a business concept and play by the Texas law and rules.

I think the concept is fascinating, and that it's in just the beginning stages, but here to stay.

I believe the concept is great.

For simplicity, I've assumed no principal paydown on the original $300,000 mortgage.After two years: $400,000 × (1 + 8%)^2 × 75% - $300,000 ≈ $49,920After three years: $400,000 × (1 + 8%)^3 × 75% - $300,000 ≈ $77,914After four years: $400,000 × (1 + 8%)^4 × 75% - $300,000 ≈ $108,147While the above example is oversimplified, the concept is valid.
