Syndicators do this because most passive investors are not sophisticated enough to realize the "security" of the preferred return means they usually are giving up the potential for massive returns if the deal does well.This next comment would apply for all syndication.  

They can separate themselves from traditional real estate investors by building a robust EIN Corporate Credit ("Ever-Increasing") investment infrastructure that allows for faster portfolio expansion and more sophisticated financial maneuvering.

And via the clustering we are utilizing green-space in a communal manner thus reducing foot-print of that BUT retaining such perception as each unit has walkout to what seems a BIG green space.

They aren't sophisticated investors. 

The court forms do not track this type of eviction so based on your sophistication you may spend a considerable amount of time and if you are off in the slightest the court will withhold judgment. 

The lower level is called Foundations where you just go through his training (to become a sophisticated investor and invest with the people doing the deals) and get to attend his networking events (in order to build relationships with these people), but you don't get to work with Brad directly. 

Sometimes people over-sophisticate their way into a PITA.
