I have a master "Rent Paid Checklist" for every month on Google sheets and Rent Rolls, a master Lease Anniversary List, and a monthly to-do list to make sure I don't forget to pay the mortgagees and such alongside a month-specific to-do list I add on to not forget to pay taxes or that Suite 205 said they are moving out at the end of the month.

As a general rule of thumb, you should treat them honestly, fairly, and equally.I don't buy my tenants cards or celebrate their anniversary or put flowers on the counter for their move-in day.

I use this to replenish consumables - toilet paper, trash bags, paper towel, soaps, etc.It's important to also note that I overstock a lot of these consumables so the guest should want for nothing when staying so to me it seems like a fair trade.I have also just started testing out the Management Fee function in Airbnb to spread charges over the nightly rate.
