Vermont, New Hampshire, and Maine are states with huge shoulder seasons: effectively 6 of 12 months of the year (Spring: April, May, June + Fall: late October, November, and most of December) rental demand is near nonexistent.

Today, 7 years later,  I have 37 doors and real estate is my full time job managing those properties.I doubt anyone can tell you exactly what course you should take… but if real estate is your goal, my suggestion is to go find your local real estate investment group that probably meets once a month and start rubbing shoulders with everyone there.

You'll find tons of good info here, I recommend checking out a local meetup or two as they're super helpful to brush shoulders with other folks that have either done what you're doing or are asking the same type of questions.

There are possibly folks in BP who if you reach out to and maybe pay them an agreed reasonable amount,they will remotely guide you/look over your shoulder thru every step of your first flip or rental etc .
