And personally I put way more weight on buying the right location as a buy and hold investor than saving some dollars on the front end. 

The difference would depending on your exact deal though, each of those are weighted differently. 

Not so much ;)So now investors are feeling the weight of dog properties…be it higher interest rates, non paying tenants, property values falling, government intervention (especially in CA), etc.

Maybe I’ll buy outside sheds for each unit and rent to them.

I only ask to be heard, and to hear my story and perhaps for the newer investors who are just starting out it can shed light on how hard this path can be.  

A neighbor has brought to my attention that a dead tree on my new property is at risk of falling onto their shed and home and that I would be responsible.

Part of the solution will be to scale back the operation a bit, but we want to do so in a way that keeps our most productive contractors and sheds the rest.

I understand it is a good cash flow market but hopefully someone who is actively in that market who can shed some light.
