Start with Reonomy or Costar to identify all the 100+ units in your target market (on and off market) and then see if you can get into direct contact with some owners.

Once you identify a realtor you want to use make sure you have a long conversation with them to break down exactly what you are looking for in your first REI.My advice is do lots of research on every property and make sure you identify its current market for both rents and value. 

You will likely have your license and be able to buy/sell.

They could sell them to “recoup” some of the downpayment.
