At this point, it's worth taking pennies on the dollar so I can close a self-directed IRA.Take all their updates with the all mighty pinch of salt and as an e-mail campaign to raise money for the lawyers they have hired.

@Nedim Tokman, I have never heard of Dolf De Roos, so take what I say with a heaping amount of salt: on LinkedIn it looks like his experience is with "property prosperity".  

My team and I develop residential and commercial in Salt Lake, Davis, and Weber Counties.

There are multiple companies that, given the dimensions and such, will provide a list of everything you need, down to spoons and salt shakers.High-quality photos.

I am not in the laundromat industry, so take my initial thoughts with a big grain of salt.  

Any advice you get here you should take with a grain of salt if you already looked up the law yourself.
