My thinking is if they sign off via a letter that could be recorded and they are eliminated out of the chain of title. 

Promissory note, recorded mortgage or deed of trust (depending on the state), personal guarantee from the sponsor if the borrower is an entity, a review and copies of articles of organization/incorporation and operating agreement if the borrower is an entity, lenders title policy and title search with chain of title, proof of identity for the borrower(s), proof of the correct insurance coverage and mortgagee clause, the list goes on. 

The leases are locked in, and I like that it's a barbershop and not a restaurant. #2 I love Baltimore city, but the population is declining.

However, they are frought with risk because many are special use properties (ever see a chinese food restaurant in a former KFC?)

It's like comparing restaurant prices or hotel prices.

Seasonal workers, ski guides, raft guides, restaurant staff, etc. 

There are likely "dental" firms or "restaurant" focused, or "med office"... the list goes on. 

The area is very desirable, great schools, restaurants, shops and major airports close by. 12 mins from downtown St.

Or should I consider the possibility of adding in a small restaurant?
