We have created work instructions for every step of the process so we can maintain consistency in how we evaluate properties, communicate with tenants, market our properties, handle rent increases, manage property turnover, etc.....

There are more options for renters so it's putting pressure on rents btwn 10%- 20%.

As everyone is getting for the holidays to ramp up and the new year to turn, I want to give some insight into a simple thing that me and my team have been doing to increase our ROI by about 10-15% each month.  

The garages will have 3% increases year over year once leased.

AT MOST you rent it out for 2 years and then sell it but honestly you’re probably better off just selling it.Assuming zero vacancy and zero capex you’re going to make about $12k/yr.

Or what your actual return on investment would be if you continue to rent vs. sell now.

And 3 days a year I spend about 30 minutes pondering a repair, rent increase or turnover choice. 

Right now I own a duplex, I live in one unit and rent the other for $1400 per month.
