Sent out the amended documents in March, got proofs of service in April, and got on the court docket for late June.In June, I recieved a default judgment against the 3 defendants who didn't give a hoot about the property and never responded.

the way section 8 works is different in every county across the US and I have been diving into the matter myself for an 8 unit I am considering putting into section 8 in St petersburg Florida.. but from my understanding you would ask whatever rent you are hoping to recieve and the tenant will tell you what their TTP or total tenant payment is and the county is responsible for covering the remainder of the lease as long as it is beneath their FMR fair market rent.

Contact an investor asking for purchasing criteria and then immediately put the investor on a mailing list where they are inundated with automatic emails and recieve every new listing in the target neighborhooods, purchase price range etc.2.

I got the tax deed after last years tax sale. after i recieved the tax deed i bought doors and locks and locked the property up. the previous owner said he wanted to redeem i told him ok but he would have to pay me for the minor upgrades as well as the taxes. ive waited a year he only offered the past due taxes. this year i made about 14k in upgrades. in the middle of some of the contractors working the previous owner changed the locks and had a lawyer to say that we couldnt continue the upgrades and tried to tresspass me from the property. i went to the county and they said they are in the wrong. i dont know what to do now

Today the spread is closer to 3 points and I've opted to use the alternative lenders on a few occassions where I've recieved better leverage and most critically there's no pre-payment penalty at time of take out refinance.
