I definitely wouldn't sign a purchase agreement before seeing the property.

I’d love to hear about the crime rates or any other issues (which we cannot guess from the online stats), and how easy or hard it is to find reliable tenants and property management companies.

My suggestion if your goal is to free up some equity to use for another purchase - start small with the single family home with a cash out refinance.

Consider connecting with local REI meetups, hospitality groups, or even online forums like this one to find like-minded investors.You could also pitch your successful track record to potential equity partners.

Purchase price: $516,000 Cash invested: $600,000 Converted mixed-use 3 residential and large commercial space into 5 residential units and one mixed-use Building.

Once we are able to purchase additional properties than I will start syndicating deals. 

Not sure about FL, but many places don't publicly list the purchase amounts, so tough to know what they sold for.
