Hi Geoff,In my opinion, keeping your current home as a rental property could be a smart move.

Property management is a "nickle" and "dime" business.  

We bought a property that we feel is assessed by the our local government too high.

Your investment property - This you could do a 1031 exchange on and buy another property you intend to use for investment. 

A property will be marketed and may look great, when I visit the property, I can then share The Rest of the Story with the buyer.

@Cole Starin sometimes it makes sense to sell the WORST property in your portfolio.Another option is why do a LOC on the duplex, when you could just do a $100k cashout refi to pay off all your debt AND keep the property?

Went and viewed about 10 properties, made an offer on one without a buyer's agent, so that the selling agent would double end the deal and they accepted a below ask offer at a time when prices were climbing.How did you finance this deal?
